Frequently Asked Questions from Tenants like you

These are a collection of the questions we hear most frequently. If these questions don’t answer all of your questions please reach out to us at 540.692.3650 and we will be overjoyed to assist you.

  • There is non-refundable application fee.
  • Please notify us if you have a HUD voucher.
  • You must notify us if you have any pets, as not all properties accept pets, or all types of pets.
  • Are you working with a Realtor? Please let us know before applying.
  • Your salary needs to equal 3 times the monthly rent.
  • There is a non-refundable fee for criminal and credit background checks for those 18 and older.
  • We’ll need a copy of your two most recent pay stubs or an offer letter from your new employer.
  • Rental (if applicable) and employment references are required.
  • Incomplete applications/information cannot be processed.

  • Some of the properties may participate in the Section 8 program. Please ask us before applying if we have any of those properties at this time.

  • That depends on the property. There may be an extra charge for pets.
  • We don’t accept Pit Bulls or other breeds that insurance companies consider vicious, and there may be weight restrictions. If the pet is approved you’ll need to sign a pet addendum to your lease.
  • You cannot move a pet in after the lease has already begun if you don’t have approval.

  • Absolutely, there will be routine inspections on the property during the term of your lease. At least 24-hour notice will be given. Once notice is given, inspections will occur whether the tenant is present or absent.

  • Rent is due on the first of the month. We suggest using our secure online payment portal, as it’s the best way to pay.
  • Other options are available, depending on property, and can be discussed if you call us at 540.692.3650  .

  • Each tenant living in the property can pay their share of rent separately, but everyone on the lease is responsible for rent payment. If one party falls short, all parties are responsible.
    • This issue is mitigated through online auto-pay.

  • Rent is late on the fifth of the month, and the late fee is 5 percent of the rental amount. We won’t waive late fees unless you prove you sent the payment on time and we just didn’t receive it.

  • If an emergency is causing a safety or living hazard we’ll send someone out immediately. Although if it’s not an emergency repair request we’ll send it through the approval process. Once the landlord approves the repair we’ll contact you to schedule a time for maintenance.

  • Call the main office line 540.692.3650 and please follow the auto-attendant prompts. If you must leave a voicemail make sure to leave your name, address and contact number.

  • Per Virginia Law, we have 45 days after move-out to return your security deposit in full or in part, depending on the condition of the home after you move out.
